Tenant Placement in Layton, Utah

A vacant Layton rental costs you every week it sits. Ziprent prices it, markets it, screens every adult applicant and gets a lease signed — for a flat $1,500, payable only on signature. It is the same team and the same written screening standard we apply to the properties we manage month to month.

What placement costs in Layton

Worth being straight about the arithmetic here. Layton’s median asking rent is $1,377, so a flat $1,500 placement fee is more than one month of rent — a percentage-based competitor would charge less on a single lease. Flat pricing wins in this market only across a longer hold, where there is no renewal commission, or under ZipGuarantee at $250 a month, which folds unlimited placement and renewals into the monthly fee and is usually the better structure at this rent level.

Utah screening: Screening-criteria disclosure

In Utah the first thing that binds at the application stage is screening-criteria disclosure. Under Utah Code 57-22-4 (HB 182), yes — the eligibility-criteria element above is a mandatory pre-application disclosure. Utah is one that requires criteria to be handed over *before* the fee is taken.

The other one owners get wrong here is fair housing exemptions: the Act does not reach the rental of a room in an owner-occupied single-family dwelling, or dwellings of four or fewer units where the owner resides; religious and nonprofit organizations, private clubs, and nonprofit college housing have narrower carve-outs. The Act also permits distinctions based on genuine inability to meet lease terms and financial obligations, and reasonable occupancy limits. (Utah Code 57-21-3).

Layton doesn't license your rental — but it does license your basement apartment, and bans nightly letting of it

Layton splits rental regulation in an unusual way, and owners get it backwards. On the whole-house side the City’s own FAQ says flatly that “the City does not currently regulate short-term rentals,” so Layton runs no nightly-rental license program of the kind Ogden and Park City operate. The regulated piece is the accessory dwelling unit. ADUs “are permitted in all single-family residential zones,” but “a permit is required to establish the ADU,” and the City points owners to section 19.06.300 of the Layton City Municipal Code for the requirements.

Then comes the line that catches people: “Short-term rental of the ADU is not permitted.” So the finished basement apartment behind your Oak Forest or Kays Creek house can be leased long term once permitted, and cannot be listed nightly. Utah Code 10-9a-530 expressly lets a municipality impose exactly that under-30-day prohibition, plus an owner-primary-residence condition and a license to rent.

How a placement runs in Layton

Pricing to what has actually leased

We price against comparable units that have signed in the last ninety days, not against what is currently sitting unrented. A listing priced to an aspirational number does not fail loudly; it just sits, and every week it sits costs more than the pricing difference would have.

Showings on the applicant’s schedule

Prospective tenants book themselves in and view the property when they can get there, including evenings and weekends. Feedback comes back to you after every showing, including the ones that do not convert, because that is usually where the pricing signal is.

One written standard, applied in order

Credit, verified income, rental history and a background check on every adult applicant, measured against one written standard applied to everyone in the order applications arrive. That is both the fairer way to do it and the only position that is defensible if a decision is ever challenged.

Lease, deposit and a documented move-in

A lease drafted to the state statute rather than a generic template, the deposit collected and held to the statutory rules, and a dated move-in condition report with photographs so that whatever is argued about at the end, the condition at the start is not.

Layton tenant placement questions

How long should a Layton rental take to lease?

Price and condition drive it far more than season does. A Layton property priced to what has actually signed nearby and ready to show usually goes under application within a few weeks. At a $1,377 median, a month of avoidable vacancy costs more than most owners save by holding out for a higher number.

Can I use placement without monthly management?

Yes. It is a standalone product. Plenty of Layton owners self-manage day to day and bring us in only to fill a vacancy; others place once with us and move onto monthly management later.

With the reviews to back it up as well 😎

“Extremely well-organized, professional, and efficient!!! […] Ziprent was able to do this with ease and in a very straight-forward way. I believe the best part about this company is how it is structured with several teams handling different aspects of the management (i.e. onboarding, repairs, leasing, etc), which made the whole process seamless. That in addition to also being affordable with flat-rate pricing makes this property management company best-in-class.If you’re looking for a property manager, Ziprent comes highly recommended!”

“My experience with Ziprent has been very great! They have been very responsive and attentive to our requests and questions–and very kind through the whole process. My only feedback that I’m not sure is in their direct control, is that being able to work with a team that know your property would help–the ins and outs…”

Layton FAQ

Frequently Asked Questions

You got questions? We've got answers.

Our current average time is 14-21 days but depending on price and location it can be anywhere between 3-20 days in general.

Tenants will submit their request via their online account. Our platform will automatically send out bid requests from our extensive vendor network. We will surface the bid to you for your approval and then coordinate with the vendor and tenant to get the issue resolved.

To date we have done on-demand without any major issues. We carry an additional $50k in liability insurance to cover any damages, beyond your coverage, that may occur. Should a key go missing, we will have the locks rekeyed at our cost.

Depends on the location of the property. But at the very least, it needs to be free of clutter and trash, it needs to have been professionally cleaned or cleaned to that quality. Flooring and paint go a long way in making a rental feel refreshed.

We can usually schedule to come out to take photos, do a walk-through and take keys within 24-48 hours. We prefer to take photos when the property is completely empty and move-in ready and can generally get a listing online within 24-48 hours of taking photos.

IOur property management contract can be used for both tenant placement and property management. Our property management fee is tied together with rent collection, so if we aren’t collecting rent through our platform then we aren’t charging our property management fee.
