Worth being straight about the arithmetic here. Layton’s median asking rent is $1,377, so a flat $1,500 placement fee is more than one month of rent — a percentage-based competitor would charge less on a single lease. In Utah the first thing that binds at the application stage is screening-criteria disclosure. Under Utah Code 57-22-4 (HB 182), yes — the eligibility-criteria element above is a mandatory pre-application disclosure. Utah is one that requires criteria to be handed over *before* the fee is taken.
The other one owners get wrong here is fair housing exemptions: the Act does not reach the rental of a room in an owner-occupied single-family dwelling, or dwellings of four or fewer units where the owner resides; religious and nonprofit organizations, private clubs, and nonprofit college housing have narrower carve-outs. The Act also permits distinctions based on genuine inability to meet lease terms and financial obligations, and reasonable occupancy limits. (Utah Code 57-21-3).
Layton splits rental regulation in an unusual way, and owners get it backwards. On the whole-house side the City’s own FAQ says flatly that “the City does not currently regulate short-term rentals,” so Layton runs no nightly-rental license program of the kind Ogden and Park City operate. The regulated piece is the accessory dwelling unit. ADUs “are permitted in all single-family residential zones,” but “a permit is required to establish the ADU,” and the City points owners to section 19.06.300 of the Layton City Municipal Code for the requirements.
Then comes the line that catches people: “Short-term rental of the ADU is not permitted.” So the finished basement apartment behind your Oak Forest or Kays Creek house can be leased long term once permitted, and cannot be listed nightly. Utah Code 10-9a-530 expressly lets a municipality impose exactly that under-30-day prohibition, plus an owner-primary-residence condition and a license to rent.
We price against comparable units that have signed in the last ninety days, not against what is currently sitting unrented. A listing priced to an aspirational number does not fail loudly; it just sits, and every week it sits costs more than the pricing difference would have.

Our current average time is 14-21 days but depending on price and location it can be anywhere between 3-20 days in general.
Tenants will submit their request via their online account. Our platform will automatically send out bid requests from our extensive vendor network. We will surface the bid to you for your approval and then coordinate with the vendor and tenant to get the issue resolved.
To date we have done on-demand without any major issues. We carry an additional $50k in liability insurance to cover any damages, beyond your coverage, that may occur. Should a key go missing, we will have the locks rekeyed at our cost.
Depends on the location of the property. But at the very least, it needs to be free of clutter and trash, it needs to have been professionally cleaned or cleaned to that quality. Flooring and paint go a long way in making a rental feel refreshed.
We can usually schedule to come out to take photos, do a walk-through and take keys within 24-48 hours. We prefer to take photos when the property is completely empty and move-in ready and can generally get a listing online within 24-48 hours of taking photos.
