Washington Property Management Fees: What Managers Charge in 2026
What property management costs in Washington
Property managers in Washington quote 7%–10% of collected rent. On Washington’s average apartment rent of $2,062, 9.5% works out to $196 a month, or $2,351 a year before a single lease is signed.
The arithmetic on a Washington rental
| Percentage manager at 9.5% | Ziprent flat | |
|---|---|---|
| Monthly management | $196/mo | $199/mo |
| Twelve months of management | $2,351 | $2,388 |
| Tenant placement, one lease | $1,546 | $1,500 |
| Year one, one lease signed | $3,897 | $3,888 |
At Washington’s average apartment rent the two come out close to a wash in year one — within $9 of each other. The difference shows up in year two and beyond, when the percentage fee tracks every rent increase and $199 does not.
The break-even point is $2,095 a month: above that rent, 9.5% of rent costs more than $199.
That break-even assumes one property. Additional properties are $100 a month each rather than $199, so the comparison shifts with portfolio size: from 2 properties onward the flat fee is cheaper in Washington even at today’s rents — $299 a month against $392 at 9.5%.
Three years, one tenancy, no rent increase
A three-year view is fairer than a twelve-month one, because placement is a one-time charge and management is not. At $2,062 a month in Washington, held flat:
| Model | Three-year total | What moves it |
|---|---|---|
| 9.5% of rent + placement | $8,599 | Excludes the two lease renewals a local firm would also bill on top. |
| Ziprent $199 flat + $1,500 placement + 2 renewals | $9,164 | Fixed. Includes both $250 renewals. |
| ZipGuarantee $250 flat | $9,000 | Fixed. Placement and renewals already included. |
Add-ons sit outside those figures. The ones that recur in Washington are vacancy fee ($50-$100 per unit per month), inspection fee ($50-$100 per inspection) and eviction fee ($600-$1,200 plus court costs), and they are absent from a Ziprent bill.
The fees underneath the headline percentage
Ask any Washington manager for their fee schedule and the percentage is line one of several. The rest of the schedule tends to read like this.
| Fee | What it costs here |
|---|---|
| Monthly management | 7%–10% of collected rent |
| Tenant placement | 50%-100% of one month’s rent (roughly $1,031-$2,062 at Washington’s average rent) |
| Lease renewal | 25%-50% of one month’s rent |
| Maintenance markup | 10% markup on repair invoices is the statewide norm, with 8%-20% seen across Washington metros |
| Also commonly charged | vacancy fee ($50-$100 per unit per month); inspection fee ($50-$100 per inspection); eviction fee ($600-$1,200 plus court costs) |
Against that list Ziprent bills management at $199 a month, $1,500 per signed lease and $250 per renewal. Setup, vacancy and maintenance markups do not appear. ZipGuarantee at $250 a month takes the placement and renewal lines off the invoice.
What Washington requires of landlords
Washington now caps rent increases statewide: RCW 59.18.700 bars an increase greater than 7 percent plus the Seattle-area CPI, or 10 percent, whichever is less, with no increase at all during the first 12 months of tenancy and only one increase per 12-month period. The Department of Commerce set the maximum allowable increase at 9.683% for January 1 through December 31, 2026, and RCW 59.18.140(3)(a) requires at least 90 days’ prior written notice before it takes effect; the Attorney General can seek civil penalties up to $7,500 per violation. Managing a rental for an owner also requires a state license, because RCW 18.85.011(17)(h) folds property management — marketing, leasing, renting and the physical, administrative or financial maintenance of real property — into ‘real estate brokerage services’. Late fees are separately constrained: RCW 59.18.170 forbids charging any late fee on rent paid within five days of its due date.
What to ask a Washington manager before signing
- Is the quoted 9.5% charged on rent collected or rent due, and do you bill in a vacant month?
- Managers here commonly charge for vacancy fee ($50-$100 per unit per month), inspection fee ($50-$100 per inspection) and eviction fee ($600-$1,200 plus court costs) — which of those do you charge, when do they trigger, and are any capped?
- Is maintenance coordination inside the monthly fee, or billed against the invoice?
Ziprent’s pricing in Washington
| Plan | Price | What it covers |
|---|---|---|
| Management | $199 / month | Rent collection, maintenance coordination, inspections, day-to-day handling of the tenancy. |
| Tenant placement | $1,500 per lease | Marketing, showings, screening, lease preparation. Charged only when a lease is signed. |
| Lease renewal | $250 per renewal | Re-screening and paperwork when a sitting tenant renews. Not charged on ZipGuarantee. |
| ZipGuarantee | $250 / month | Management plus unlimited tenant placement and lease renewals folded into the monthly fee. |
Because none of these is a percentage, a rent increase in Washington changes your income and not your management bill. On the current average, ZipGuarantee runs $3,000 a year against roughly $3,897 for a 9.5% manager who charges placement separately.
