Utah Property Management Fees: What Managers Charge in 2026
What property management costs in Utah
Property managers in Utah quote 8%–14% of collected rent. On Utah’s average apartment rent of $1,663, 11% works out to $183 a month, or $2,195 a year before a single lease is signed.
The arithmetic on a Utah rental
| Percentage manager at 11% | Ziprent flat | |
|---|---|---|
| Monthly management | $183/mo | $199/mo |
| Twelve months of management | $2,195 | $2,388 |
| Tenant placement, one lease | $1,248 | $1,500 |
| Year one, one lease signed | $3,443 | $3,888 |
Worth being straight about this: at Utah’s average apartment rent of $1,663, an 11% manager bills about $3,443 in year one against Ziprent’s $3,888. The percentage model is cheaper here on headline price. What the flat fee buys instead is a number that does not climb with rent, no markup on maintenance invoices, and a placement fee that is fixed rather than a share of a month’s rent. A Utah rental only has to reach $1,809 a month for the flat fee to win on management alone.
The break-even point is $1,809 a month: above that rent, 11% of rent costs more than $199.
That break-even assumes one property. Additional properties are $100 a month each rather than $199, so the comparison shifts with portfolio size: from 2 properties onward the flat fee is cheaper in Utah even at today’s rents — $299 a month against $366 at 11%.
Three years, one tenancy, no rent increase
Stretch the same $1,663 rent across three years with one tenancy and no increase, and the totals in Utah look like this. One 12-month lease and two renewals.
| Model | Three-year total | What moves it |
|---|---|---|
| 11% of rent + placement | $7,833 | Excludes the two lease renewals a local firm would also bill on top. |
| Ziprent $199 flat + $1,500 placement + 2 renewals | $9,164 | Fixed. Includes both $250 renewals. |
| ZipGuarantee $250 flat | $9,000 | Fixed. Placement and renewals already included. |
None of those totals includes the add-ons. In Utah the usual ones are vacancy fee ($50-$200 per month), inspection fee ($50-$100 per inspection) and eviction fee ($200-$500+ plus legal costs). Ziprent bills for none of them.
The fees underneath the headline percentage
The quoted percentage covers management and nothing else. Everything below is billed separately by most firms in Utah.
| Fee | What it costs here |
|---|---|
| Monthly management | 8%–14% of collected rent |
| Tenant placement | 50%-100% of one month’s rent (roughly $832-$1,663 at Utah’s average), or a flat fee at some firms |
| Lease renewal | 25%-50% of one month’s rent |
| Maintenance markup | around 10% markup on the contractor’s total cost |
| Also commonly charged | vacancy fee ($50-$200 per month); inspection fee ($50-$100 per inspection); eviction fee ($200-$500+ plus legal costs) |
Ziprent charges management at a flat $199, placement at a flat $1,500 per signed lease and $250 per renewal — and nothing else. No onboarding charge, no vacancy charge, no markup on contractor invoices. ZipGuarantee folds placement and renewals into $250 a month.
What Utah requires of landlords
The Utah Fit Premises Act, Utah Code 57-22-1 et seq., sets the habitability floor a manager has to hold: 57-22-4 requires the owner to keep the unit safe, sanitary and fit for human occupancy, to maintain electrical, plumbing, heating, hot and cold water and any air conditioning, to give 24 hours’ notice before entry unless otherwise agreed, and to provide a written property condition inventory before the renter signs — and it caps late fees at the greater of $75 or 10% of monthly rent. Under 57-22-6 a renter’s written notice of a deficient condition starts a corrective clock of three days for habitability violations or ten days for lease breaches, after which the renter may abate rent and terminate or repair and deduct up to two months’ rent, so slow maintenance turns directly into lost income. Utah Code 57-22-7 bars counties and municipalities from shortening those corrective periods or altering the owner’s obligations, so the rules are uniform statewide. On deposits, Utah sets no statutory cap on the amount, but 57-17-2 requires written notice at the time of collection of any nonrefundable portion, 57-17-3 requires return or a written itemization within 30 days of move-out, and 57-17-5 adds a $100 civil penalty on top of a full refund if the landlord still fails to comply after a tenant’s five-business-day notice.
What to ask a Utah manager before signing
- Is the quoted 11% charged on rent collected or rent due, and do you bill in a vacant month?
- Managers here commonly charge for vacancy fee ($50-$200 per month), inspection fee ($50-$100 per inspection) and eviction fee ($200-$500+ plus legal costs) — which of those do you charge, when do they trigger, and are any capped?
- On a $500 repair, what do I actually pay, and what does the contractor receive?
Ziprent’s pricing in Utah
| Plan | Price | What it covers |
|---|---|---|
| Management | $199 / month | Rent collection, maintenance coordination, inspections, day-to-day handling of the tenancy. |
| Tenant placement | $1,500 per lease | Marketing, showings, screening, lease preparation. Charged only when a lease is signed. |
| Lease renewal | $250 per renewal | Re-screening and paperwork when a sitting tenant renews. Not charged on ZipGuarantee. |
| ZipGuarantee | $250 / month | Management plus unlimited tenant placement and lease renewals folded into the monthly fee. |
All four lines are flat, and that is the trade. On a single Utah property at today’s average rent a percentage manager bills less in year one; what a flat fee buys is a number that cannot follow the rent up, no markup on repairs, and a second property at $100 rather than another full fee.
