Massachusetts Property Management Fees: What Managers Charge in 2026
What property management costs in Massachusetts
Property managers in Massachusetts quote 8%–12% of collected rent. On Massachusetts’s average apartment rent of $2,865, 10% works out to $286 a month, or $3,438 a year before a single lease is signed.
The arithmetic on a Massachusetts rental
| Percentage manager at 10% | Ziprent flat | |
|---|---|---|
| Monthly management | $286/mo | $199/mo |
| Twelve months of management | $3,438 | $2,388 |
| Tenant placement, one lease | $2,149 | $1,500 |
| Year one, one lease signed | $5,587 | $3,888 |
At Massachusetts rents the flat fee is the lower number by roughly $1,699 in year one, and the gap widens every time rent rises, because $199 does not move when the rent does.
The break-even point is $1,990 a month: above that rent, 10% of rent costs more than $199.
Three years, one tenancy, no rent increase
A three-year view is fairer than a twelve-month one, because placement is a one-time charge and management is not. At $2,865 a month in Massachusetts, held flat:
| Model | Three-year total | What moves it |
|---|---|---|
| 10% of rent + placement | $12,463 | Excludes the two lease renewals a local firm would also bill on top. |
| Ziprent $199 flat + $1,500 placement + 2 renewals | $9,164 | Fixed. Includes both $250 renewals. |
| ZipGuarantee $250 flat | $9,000 | Fixed. Placement and renewals already included. |
Add-ons sit outside those figures. The ones that recur in Massachusetts are vacancy fee ($50-$200 per vacant unit), inspection fee ($50-$150 per inspection), eviction fee ($200-$500 plus court costs) and one-time onboarding fee, and they are absent from a Ziprent bill.
The fees underneath the headline percentage
Ask any Massachusetts manager for their fee schedule and the percentage is line one of several. The rest of the schedule tends to read like this.
| Fee | What it costs here |
|---|---|
| Monthly management | 8%–12% of collected rent |
| Tenant placement | 50%-100% of one month’s rent (roughly $1,433-$2,865 at Massachusetts’s average) |
| Lease renewal | $150-$500 per lease, or around 20% of one month’s rent in Boston |
| Maintenance markup | 5%-15% markup on the repair cost, reaching 10%-25% in some cities |
| Also commonly charged | vacancy fee ($50-$200 per vacant unit); inspection fee ($50-$150 per inspection); eviction fee ($200-$500 plus court costs); one-time onboarding fee |
Against that list Ziprent bills management at $199 a month, $1,500 per signed lease and $250 per renewal. Setup, vacancy and maintenance markups do not appear. ZipGuarantee at $250 a month takes the placement and renewal lines off the invoice.
What Massachusetts requires of landlords
Massachusetts has the strictest security deposit statute in the country, G.L. c. 186, s. 15B, and the penalties fall on whoever holds the money. The deposit may not exceed one month’s rent; at the start of a tenancy the landlord may collect only first month’s rent, last month’s rent at the same rate, the security deposit, and the actual cost of a new key and lock. The deposit must sit in a separate interest-bearing account in a bank located within the commonwealth, protected from the landlord’s creditors, and must earn the tenant 5% per year or the lesser rate actually paid by the bank, credited or paid annually; the deposit is due back within 30 days of the tenancy ending, and violations expose the landlord to three times the deposit plus 5% interest and attorney’s fees. Separately, effective August 1, 2025, amendments to G.L. c. 186, s. 15B and G.L. c. 112, s. 87DDD1/2 bar charging a broker fee to a tenant unless that tenant hired the broker under an exclusive representation agreement, which moves the cost of leasing a Massachusetts unit onto the owner.
What to ask a Massachusetts manager before signing
- Is the quoted 10% charged on rent collected or rent due, and do you bill in a vacant month?
- Managers here commonly charge for vacancy fee ($50-$200 per vacant unit), inspection fee ($50-$150 per inspection) and eviction fee ($200-$500 plus court costs) — which of those do you charge, when do they trigger, and are any capped?
- Is maintenance coordination inside the monthly fee, or billed against the invoice?
Ziprent’s pricing in Massachusetts
| Plan | Price | What it covers |
|---|---|---|
| Management | $199 / month | Rent collection, maintenance coordination, inspections, day-to-day handling of the tenancy. |
| Tenant placement | $1,500 per lease | Marketing, showings, screening, lease preparation. Charged only when a lease is signed. |
| Lease renewal | $250 per renewal | Re-screening and paperwork when a sitting tenant renews. Not charged on ZipGuarantee. |
| ZipGuarantee | $250 / month | Management plus unlimited tenant placement and lease renewals folded into the monthly fee. |
All four are flat. None is a share of rent, so what you pay does not climb every time the rent does. At Massachusetts’s average apartment rent, ZipGuarantee at $3,000 a year covers management, placement and renewals against roughly $5,587 for a 10% manager billing placement separately.
