Layton splits rental regulation in an unusual way, and owners get it backwards. On the whole-house side the City’s own FAQ says flatly that “the City does not currently regulate short-term rentals,” so Layton runs no nightly-rental license program of the kind Ogden and Park City operate. The regulated piece is the accessory dwelling unit. ADUs “are permitted in all single-family residential zones,” but “a permit is required to establish the ADU,” and the City points owners to section 19.06.300 of the Layton City Municipal Code for the requirements.
Then comes the line that catches people: “Short-term rental of the ADU is not permitted.” So the finished basement apartment behind your Oak Forest or Kays Creek house can be leased long term once permitted, and cannot be listed nightly. Utah Code 10-9a-530 expressly lets a municipality impose exactly that under-30-day prohibition, plus an owner-primary-residence condition and a license to rent.
Utah’s security deposit rule changed under most Layton owners’ feet. Utah Code 57-17-3, as amended by Chapter 275 of the 2025 General Session and effective 7 May 2025, gives you no more than 30 days after the day the renter vacates and returns possession to mail or deliver the deposit balance, the full amount of any prepaid rent, and a written notice that itemizes and explains the reason for each deduction.
You may deduct unpaid rent, damage beyond reasonable wear and tear, cleaning and other contract costs — but only against an itemization. Miss the 30 days and the renter serves a notice giving you five business days; fail that and you owe the entire deposit back, all prepaid rent, and a $100 penalty, plus the renter’s court costs and attorney fees if the court finds you acted in bad faith. Utah Code 57-17-2 separately requires any non-refundable portion to be stated in writing when the deposit is taken.

Our current average time is 14-21 days but depending on price and location it can be anywhere between 3-20 days in general.
Tenants will submit their request via their online account. Our platform will automatically send out bid requests from our extensive vendor network. We will surface the bid to you for your approval and then coordinate with the vendor and tenant to get the issue resolved.
To date we have done on-demand without any major issues. We carry an additional $50k in liability insurance to cover any damages, beyond your coverage, that may occur. Should a key go missing, we will have the locks rekeyed at our cost.
Depends on the location of the property. But at the very least, it needs to be free of clutter and trash, it needs to have been professionally cleaned or cleaned to that quality. Flooring and paint go a long way in making a rental feel refreshed.
We can usually schedule to come out to take photos, do a walk-through and take keys within 24-48 hours. We prefer to take photos when the property is completely empty and move-in ready and can generally get a listing online within 24-48 hours of taking photos.
