Oregon City is the oldest incorporated city west of the Rockies and it regulates accordingly, under the Historic Overlay District at Oregon City Municipal Code Chapter 17.40. Historic Review reaches locally designated Historic Sites — the city counts more than 500 properties — plus everything inside the McLoughlin Conservation District and the Canemah National Register District, and buildings listed on the National Register. Exterior alterations trigger it: windows, doors, changes in siding material, and additions. Interior work does not.

Ordinary maintenance and minor repairs using identical materials and design are exempt, and the city names painting a previously painted surface, roof repairs, gutters, fencing and storm windows as examples. Limited alterations that comply with Historic Review Board policies clear as a Type I staff decision; discretionary design changes, new construction, and additions exceeding 30% of the original structure go to the Historic Review Board as a Type III decision, appealable to the City Commission. Budget the review time into any turn on a McLoughlin or Canemah house.

Oregon's closed list of fees: if it is not in ORS 90.302, you cannot charge it

Oregon City owners lose money to fees more often than to rent. ORS 90.302 does not merely regulate fees, it enumerates them. A landlord may charge only a fee described in writing in the rental agreement, and only from a fixed list: late rent under ORS 90.260, a dishonored check under ORS 30.701 plus the bank’s charges, tampering with a smoke or carbon monoxide alarm at up to $250, violation of a written pet agreement, and abandonment or early termination of a fixed-term lease at no more than one and one-half times the monthly rent.

Anything charged at the start of the tenancy for an anticipated landlord expense is prohibited outright — that kills the “admin fee” and the “move-in fee.” Noncompliance fees are allowed only after a written warning notice: up to $50 for a second violation within a year, and $50 plus 5% of the rent payment for a third or later one, with smoking and unauthorized-pet violations capped at $250. Charge outside the list and the tenant recovers twice their actual damages or $300, whichever is greater.

Do I need permission to replace the windows on my Oregon City rental?

Can I list my Oregon City house on Airbnb?

A standard long-term lease of 30 days or more avoids that entirely.

Our current average time is 14-21 days but depending on price and location it can be anywhere between 3-20 days in general.

Tenants will submit their request via their online account. Our platform will automatically send out bid requests from our extensive vendor network. We will surface the bid to you for your approval and then coordinate with the vendor and tenant to get the issue resolved.

To date we have done on-demand without any major issues. We carry an additional $50k in liability insurance to cover any damages, beyond your coverage, that may occur. Should a key go missing, we will have the locks rekeyed at our cost.

Depends on the location of the property. But at the very least, it needs to be free of clutter and trash, it needs to have been professionally cleaned or cleaned to that quality. Flooring and paint go a long way in making a rental feel refreshed.

We can usually schedule to come out to take photos, do a walk-through and take keys within 24-48 hours. We prefer to take photos when the property is completely empty and move-in ready and can generally get a listing online within 24-48 hours of taking photos.

IOur property management contract can be used for both tenant placement and property management. Our property management fee is tied together with rent collection, so if we aren’t collecting rent through our platform then we aren’t charging our property management fee.
