Littleton runs a Rental Registration License, adopted 15 December 1998 under Littleton City Ordinance Title 3, Chapter 19, Section 2 (3-19-2). It applies to owners of multiple-family residential structures containing three or more residential units. The fee is $75 a year per property for buildings of 3 to 25 units and $125 a year for 26 units or more, and the license must be renewed annually by April 1.
The registration is not paperwork alone: you must appoint a local agent resident in the Denver metro area who is authorized to carry out emergency repairs and to admit city inspectors. Non-compliance can bring legal action for injunctive relief, including a summons to Littleton Municipal Court.
Late fees are one of the easiest ways for a Littleton owner to lose an eviction case. Under C.R.S. 38-12-105, enacted by Senate Bill 21-173, you cannot charge a late fee until rent is at least seven days past due, and the fee is capped at the greater of $50 or 5% of the past-due amount.
The fee must be written into the lease, notice of it must reach the tenant within 180 days of the due date, the same late payment cannot be charged twice, and no interest may accrue on the fee. You cannot charge a late fee against a payment coming from a subsidy provider. Reported remedies include a $50 penalty per violation plus damages, fees and costs up to $1,000 per violation, and a late-fee violation can be raised as an affirmative defense in an eviction.

Our current average time is 14-21 days but depending on price and location it can be anywhere between 3-20 days in general.
Tenants will submit their request via their online account. Our platform will automatically send out bid requests from our extensive vendor network. We will surface the bid to you for your approval and then coordinate with the vendor and tenant to get the issue resolved.
To date we have done on-demand without any major issues. We carry an additional $50k in liability insurance to cover any damages, beyond your coverage, that may occur. Should a key go missing, we will have the locks rekeyed at our cost.
Depends on the location of the property. But at the very least, it needs to be free of clutter and trash, it needs to have been professionally cleaned or cleaned to that quality. Flooring and paint go a long way in making a rental feel refreshed.
We can usually schedule to come out to take photos, do a walk-through and take keys within 24-48 hours. We prefer to take photos when the property is completely empty and move-in ready and can generally get a listing online within 24-48 hours of taking photos.
