Commerce City stood up a short-term rental license program effective 1 January 2025, with applications opening 6 January 2025 under Ordinance 2648 (land development code) and Ordinance 2653 (licensing regulations). A short-term rental is a stay of less than 30 days, and no single guest may stay more than 30 consecutive days.
The code states it is unlawful for any person to offer, provide or operate a short-term rental unit in the city without first obtaining a license. The license costs $150 a year and must be renewed annually. Crucially it is an accessory use only: a long-term resident must occupy the dwelling for the majority of the year, so a wholly vacant investment house cannot be licensed.
House Bill 24-1098, effective 19 April 2024 and codified at C.R.S. 38-12-1301 et seq., ended the routine no-reason non-renewal for most Commerce City rentals. You may still decline to renew, but only for a listed cause: the tenant’s non-payment history, refusal of reasonable new lease terms, or a no-fault ground such as sale of the property, demolition or conversion, substantial repairs, or occupancy by you or a family member.
For a tenancy of more than 12 months you must give 90 days’ written notice, and demolition or conversion notices must include a description, timeline and evidence of the project’s commencement date. Reported exposure for getting it wrong runs to three times monthly rent or $5,000, plus damages and attorney fees.

Our current average time is 14-21 days but depending on price and location it can be anywhere between 3-20 days in general.
Tenants will submit their request via their online account. Our platform will automatically send out bid requests from our extensive vendor network. We will surface the bid to you for your approval and then coordinate with the vendor and tenant to get the issue resolved.
To date we have done on-demand without any major issues. We carry an additional $50k in liability insurance to cover any damages, beyond your coverage, that may occur. Should a key go missing, we will have the locks rekeyed at our cost.
Depends on the location of the property. But at the very least, it needs to be free of clutter and trash, it needs to have been professionally cleaned or cleaned to that quality. Flooring and paint go a long way in making a rental feel refreshed.
We can usually schedule to come out to take photos, do a walk-through and take keys within 24-48 hours. We prefer to take photos when the property is completely empty and move-in ready and can generally get a listing online within 24-48 hours of taking photos.
