Camas licenses through Olympia, not city hall — and the two published thresholds do not agree

Camas does not run its own licensing counter. “Obtaining a license to conduct business in the City of Camas is included with registering for or renewing your state license with the Washington State Department of Revenue,” and the city directs anyone unsure whether they are doing business inside the city to Camas Municipal Code 5.02.010(G). The city page states plainly that “The City of Camas requires a license for businesses located within city limits or conducting business within city limits,” and lists three $50 categories: General Business License, Home Business, and Business Outside City Limits.

The thresholds are where it gets messy. The city’s own page says registered nonprofits and out-of-city businesses earning less than $2,000 gross annual income from activity inside Camas may get a license at no cost; the Department of Revenue’s Camas city endorsement page instead prices non-resident businesses at $0 up to $4,000 of in-city gross income and $50 above that. Two official pages, two numbers. If you are an out-of-area owner with one Camas rental, confirm your threshold with the Finance Department (360-834-2462) before you rely on either.

House Bill 1217 gave Washington a statewide rent cap in 2025, and Camas owners are inside it. RCW 59.18.700 limits a rent or fee increase to seven percent plus CPI, or ten percent, whichever is less, in any 12-month period, and the Department of Commerce publishes the number each year after the mid-July federal inflation release. The maximum allowable increase for 2026 is 9.683%, in force from 1 January to 31 December 2026, calculated from the June 12-month change in CPI for all urban consumers in the Seattle area. Two rules travel with it. You may not raise rent at all during the first 12 months after the tenancy begins.

And the notice must comply with RCW 59.18.720 and 59.18.140 and be served under RCW 59.12.040. RCW 59.18.710 exempts a unit whose first certificate of occupancy issued 12 or fewer years before the notice — which covers a large share of Camas’s newer subdivisions — along with owner-occupied duplexes through fourplexes, unless the owner is a REIT, a corporation or an LLC with a corporate member. Exceed the cap and the tenant can recover the excess plus up to three months of unlawful charges and attorney fees, with the Attorney General able to seek up to $7,500 per violation.

Do I need a City of Camas business license for my rental?

Camas requires a license for businesses located within city limits or conducting business within city limits, and it is issued through the Washington State Department of Revenue rather than at city hall. The city’s three categories are $50 each. Whether a single long-term residential rental counts as “engaging in business” turns on Camas Municipal Code 5.02.010(G), and the city’s published no-cost threshold ($2,000 of in-city gross income) does not match the Department of Revenue’s ($4,000) — call Camas Finance at 360-834-2462 and get it in writing.

How much can I raise the rent in Camas in 2026?

When do I have to return a Washington deposit?

Within 30 days of the end of the rental agreement and the tenant vacating, with a full and specific written statement of the basis for anything retained. The old 21-day figure was superseded when RCW 59.18.280 was amended in 2023. You also must have given the tenant a signed move-in checklist at the start of the tenancy under RCW 59.18.260 — without it you are liable for the full deposit regardless of condition.

Our current average time is 14-21 days but depending on price and location it can be anywhere between 3-20 days in general.

Tenants will submit their request via their online account. Our platform will automatically send out bid requests from our extensive vendor network. We will surface the bid to you for your approval and then coordinate with the vendor and tenant to get the issue resolved.

To date we have done on-demand without any major issues. We carry an additional $50k in liability insurance to cover any damages, beyond your coverage, that may occur. Should a key go missing, we will have the locks rekeyed at our cost.

Depends on the location of the property. But at the very least, it needs to be free of clutter and trash, it needs to have been professionally cleaned or cleaned to that quality. Flooring and paint go a long way in making a rental feel refreshed.

We can usually schedule to come out to take photos, do a walk-through and take keys within 24-48 hours. We prefer to take photos when the property is completely empty and move-in ready and can generally get a listing online within 24-48 hours of taking photos.

IOur property management contract can be used for both tenant placement and property management. Our property management fee is tied together with rent collection, so if we aren’t collecting rent through our platform then we aren’t charging our property management fee.
