Cerritos does not restrict short-term rentals — it bans them outright in every residential zone

Most Southern California cities license short-term rentals and tax them. Cerritos prohibits them. Cerritos Municipal Code 22.40.260 states that its purpose “is to prohibit all short-term rentals, in any residential zone, including but not limited to vacation rentals and home sharing activities,” and subsection (2) is unambiguous: “Short-term rentals, including, but not limited to, vacation rentals and home sharing are prohibited in all residential zones.

No permit or any other applicable license or entitlement for use, including the issuance of a business license, shall be approved or issued for the operation of a short-term rental in any residential zone throughout the city.” Subsection (4) declares any violation a public nuisance and lets the city attorney pursue a civil action, administrative or judicial nuisance abatement, code enforcement proceedings, or injunctive relief. The section was adopted by Ordinance 1005 section 3 in 2016. Separately, CMC 22.40.250 permits boarding houses only in listed zones, only with a boarding house permit renewed annually, only where the owner lives on site throughout the tenancy, and only up to two boarders, with an inspection before the permit issues. In Cerritos, the long-term lease is the business model.

A Cerritos single-family exemption you did not put in the lease does not exist

Cerritos is overwhelmingly single-family and condominium stock, so most owners here assume they are outside AB 1482. Many of them are wrong, because the exemption is conditional on paperwork. Civil Code 1947.12(d)(5) exempts a separately alienable single-family home or condo only where the owner is not a real estate investment trust, a corporation, or an LLC with at least one corporate member — and only where the owner has given the tenant the statutory notice, word for word: “This property is not subject to the rent limits imposed by Section 1947.12 of the Civil Code and is not subject to the just cause requirements of Section 1946.2 of the Civil Code.

This property meets the requirements of Sections 1947.12 (d)(5) and 1946.2 (e)(8) of the Civil Code and the owner is not any of the following: (1) a real estate investment trust, as defined by Section 856 of the Internal Revenue Code; (2) a corporation; or (3) a limited liability company in which at least one member is a corporation.” For any tenancy beginning or renewed on or after 1 July 2020, that language has to sit in the rental agreement itself. Leave it out and the property is treated as covered: your increase is capped at 8.7% for Los Angeles County from 1 August 2026, and just cause applies at twelve months.

Cerritos property management questions

Can I put my Cerritos house on Airbnb?

No. Cerritos Municipal Code 22.40.260 prohibits short-term rentals, vacation rentals and home sharing in all residential zones, and states that no permit, license or entitlement — including a business license — may be issued for one. A violation is declared a public nuisance and can be pursued by the city attorney through civil action, nuisance abatement, code enforcement or injunctive relief.

Is my Cerritos single-family rental exempt from AB 1482?

Only if you are not a REIT, a corporation or an LLC with a corporate member, and only if you gave the tenant the exact statutory notice required by Civil Code 1947.12(d)(5) — in the rental agreement itself for any tenancy beginning or renewed on or after 1 July 2020. Without that notice the property is treated as covered by both the rent cap and just cause.

How much can I raise a Cerritos rent right now?

If the unit is covered, 8.7% — the Los Angeles County maximum published by the county’s Department of Consumer and Business Affairs, effective 1 August 2026 (5% base plus 3.7% CPI), under Civil Code 1947.12’s “5% plus CPI or 10%, whichever is lower” formula. Separately, California’s AB 12 has capped security deposits at one month’s rent since 1 July 2024, with a narrow two-month exception for a natural-person owner of no more than two rental properties totaling no more than four units.

Our current average time is 14-21 days but depending on price and location it can be anywhere between 3-20 days in general.

Tenants will submit their request via their online account. Our platform will automatically send out bid requests from our extensive vendor network. We will surface the bid to you for your approval and then coordinate with the vendor and tenant to get the issue resolved.

To date we have done on-demand without any major issues. We carry an additional $50k in liability insurance to cover any damages, beyond your coverage, that may occur. Should a key go missing, we will have the locks rekeyed at our cost.

Depends on the location of the property. But at the very least, it needs to be free of clutter and trash, it needs to have been professionally cleaned or cleaned to that quality. Flooring and paint go a long way in making a rental feel refreshed.

We can usually schedule to come out to take photos, do a walk-through and take keys within 24-48 hours. We prefer to take photos when the property is completely empty and move-in ready and can generally get a listing online within 24-48 hours of taking photos.

IOur property management contract can be used for both tenant placement and property management. Our property management fee is tied together with rent collection, so if we aren’t collecting rent through our platform then we aren’t charging our property management fee.
