Cave Creek adopted a full short-term rental chapter — Town Code Chapter 112, added by Ordinance O2023-02 on 17 July 2023. Section 112.01 makes it unlawful to operate without a current town short-term rental license, requires a separate license for each dwelling unit, prohibits operating on an expired, suspended or revoked license, and treats an online listing referencing the property’s location as prima facie evidence that a short-term rental is operating.
Section 112.02 sets a non-refundable fee by council resolution and adds a $1,000 penalty for every 30-day period an owner fails to apply after notice. The chapter also carries neighbor notification (§ 112.20), sex offender background checks (§ 112.19), insurance (§ 112.16) and advertising-number requirements (§ 112.17). Penalties in § 112.99: a minimum $1,000 per violation of § 112.01, minimum $500 fines for §§ 112.16 and 112.17 (reducible to $100), and the state ladder of up to $500 / $1,000 / $3,500 or one, two or three nights’ rent.
A.R.S. 33-1324 lists six duties the landlord of any Arizona rental owes, and the sixth is the one that decides a Cave Creek summer. The landlord must supply running water and reasonable amounts of hot water, heat, and air-conditioning or cooling where such units are installed and offered, when required by seasonal weather conditions — with exceptions only where the building is not required by law to be equipped, or where the unit is so constructed that the service is generated by an installation within the exclusive control of the tenant and supplied by a direct public utility connection. The other five duties are equally hard-edged: comply with building codes materially affecting health and safety; make all repairs necessary to put and keep the premises fit and habitable; keep common areas clean and safe; maintain electrical, plumbing, sanitary, heating, ventilating and air-conditioning systems and supplied appliances in good and safe working order; and supply waste receptacles.

Tenants will submit their request via their online account. Our platform will automatically send out bid requests from our extensive vendor network. We will surface the bid to you for your approval and then coordinate with the vendor and tenant to get the issue resolved.
To date we have done on-demand without any major issues. We carry an additional $50k in liability insurance to cover any damages, beyond your coverage, that may occur. Should a key go missing, we will have the locks rekeyed at our cost.
Depends on the location of the property. But at the very least, it needs to be free of clutter and trash, it needs to have been professionally cleaned or cleaned to that quality. Flooring and paint go a long way in making a rental feel refreshed.
We can usually schedule to come out to take photos, do a walk-through and take keys within 24-48 hours. We prefer to take photos when the property is completely empty and move-in ready and can generally get a listing online within 24-48 hours of taking photos.
