Apache Junction defines “business activity” in City Code § 8-1-1 to mean practicing or carrying on any trade, business, calling, profession or occupation, “or the renting, leasing or licensing for use of real property with the object of gain, benefit or advantage.” Read that alone and every landlord in town needs a license. The next definition undoes it: “location” means a place of a separate business establishment, “but licensing does not apply to persons solely renting or leasing residential real property.” So a straightforward long-term rental in Apache Junction needs no city business license.
Chapter 8 has twelve articles — peddlers, pawnshops, massage establishments, swap meets, yard sales, sales inside mobile home and recreational vehicle parks — and none of them is a short-term or vacation rental article. Winter-visitor stock is instead reached through the Land Development Code, whose Article 1-9 sets the standards for manufactured home parks and recreational vehicle parks.
Apache Junction empties out every spring, and owners regularly assume an empty unit is a surrendered one. A.R.S. 33-1370 says otherwise. A dwelling is abandoned only where the tenant has been absent for seven days without notice and rent is unpaid for ten days with only minimal personal property left behind, or absent five days with rent unpaid five days and no personal property present. Even then you cannot simply re-key.
You must mail a notice of abandonment by certified mail to the tenant’s last known address and post it on the door for five days; only five days after both the posting and the mailing may you retake possession. Anything the tenant left must be held fourteen calendar days after you retake, and a tenant who writes to you gets five days to reclaim it on paying reasonable removal and storage costs.

Tenants will submit their request via their online account. Our platform will automatically send out bid requests from our extensive vendor network. We will surface the bid to you for your approval and then coordinate with the vendor and tenant to get the issue resolved.
To date we have done on-demand without any major issues. We carry an additional $50k in liability insurance to cover any damages, beyond your coverage, that may occur. Should a key go missing, we will have the locks rekeyed at our cost.
Depends on the location of the property. But at the very least, it needs to be free of clutter and trash, it needs to have been professionally cleaned or cleaned to that quality. Flooring and paint go a long way in making a rental feel refreshed.
We can usually schedule to come out to take photos, do a walk-through and take keys within 24-48 hours. We prefer to take photos when the property is completely empty and move-in ready and can generally get a listing online within 24-48 hours of taking photos.
