The arithmetic on a California rental

Percentage manager at 7.5% Ziprent flat
Monthly management $201/mo $199/mo
Twelve months of management $2,416 $2,388
Tenant placement, one lease $1,342 $1,500
Year one, one lease signed $3,759 $3,888

At California’s average apartment rent the two come out close to a wash in year one — within $129 of each other. The difference shows up in year two and beyond, when the percentage fee tracks every rent increase and $199 does not.

The break-even point is $2,653 a month: above that rent, 7.5% of rent costs more than $199.

Three years, one tenancy, no rent increase

Year one is the wrong window: it hides the fact that a percentage keeps compounding while a flat fee does not. Holding rent at $2,685 and assuming a single lease across three years, California looks like this.

Model Three-year total What moves it
7.5% of rent + placement $8,592 Excludes the two lease renewals a local firm would also bill on top.
Ziprent $199 flat + $1,500 placement + 2 renewals $9,164 Fixed. Includes both $250 renewals.
ZipGuarantee $250 flat $9,000 Fixed. Placement and renewals already included.

That is before the extras. California owners most often report being billed for vacancy fee (around $100 per month), annual inspection fee ($100-$200) and eviction fee ($200-$500 plus court costs, higher in coastal metros) on top of the percentage — none of which Ziprent charges.

The fees underneath the headline percentage

A percentage is what gets advertised. It is not what gets invoiced. These are the other line items an owner in California should expect to see.

Fee What it costs here
Monthly management 6%–10% of collected rent
Tenant placement 25%-75% of the first month’s rent (roughly $671-$2,014 at California’s average rent)
Lease renewal $150-$350 per lease renewal
Account setup $300-$500 one-time onboarding charge per unit
Maintenance markup 5%-10% of vendor cost on maintenance, up to 15% in some regions
Also commonly charged vacancy fee (around $100 per month); annual inspection fee ($100-$200); eviction fee ($200-$500 plus court costs, higher in coastal metros)

The standard Ziprent invoice has three possible lines: management at $199 a month, placement at $1,500 on a signed lease, and $250 if that tenant renews. Setup and vacancy are not charged and maintenance is passed through at cost. ZipGuarantee ($250 a month) includes placement and renewals instead.

What California requires of landlords

California’s Tenant Protection Act caps rent statewide: Civil Code Sec. 1947.12(a)(1) bars raising gross rent more than 5 percent plus the regional change in the cost of living, or 10 percent, whichever is lower, in any 12-month period, and allows at most two increments within that period. Section 1947.12(d) exempts housing issued a certificate of occupancy within the previous 15 years and certain owner-occupied duplexes, and the cap does not apply to the initial rent set for a genuinely new tenancy. Security deposits are now tightly limited by Civil Code Sec. 1950.5(c)(1) to one month’s rent, with a narrow exception in Sec. 1950.5(c)(5) letting a natural-person landlord who owns no more than two residential properties totaling four or fewer units collect two months’ rent; deposits must be returned with an itemized statement within 21 calendar days under Sec. 1950.5(h)(1). Managing rentals for others requires a Department of Real Estate broker license, since Business and Professions Code Sec. 10131(b) sweeps in anyone who leases or rents property, solicits prospective tenants, or ‘collects rents from real property’ for compensation.

What to ask a California manager before signing

  • Is the quoted 7.5% charged on rent collected or rent due, and do you bill in a vacant month?
  • Managers here commonly charge for vacancy fee (around $100 per month), annual inspection fee ($100-$200) and eviction fee ($200-$500 plus court costs, higher in coastal metros) — which of those do you charge, when do they trigger, and are any capped?
  • Do I see the vendor’s original invoice, or only your marked-up version?
