Nevada Property Management Fees: What Managers Charge in 2026

What property management costs in Nevada

Property managers in Nevada quote 8%–10% of collected rent. On Nevada’s average apartment rent of $1,568, 8.5% works out to $133 a month, or $1,599 a year before a single lease is signed.

The arithmetic on a Nevada rental

Percentage manager at 8.5% Ziprent flat
Monthly management $133/mo $199/mo
Twelve months of management $1,599 $2,388
Tenant placement, one lease $1,176 $1,500
Year one, one lease signed $2,775 $3,888

The honest read: at Nevada’s average apartment rent of $1,568, an 8.5% manager bills about $2,775 in year one against Ziprent’s $3,888. The percentage model is cheaper here on headline price. What the flat fee buys instead is a number that does not climb with rent, no markup on maintenance invoices, and a placement fee that is fixed rather than a share of a month’s rent. A Nevada rental only has to reach $2,341 a month for the flat fee to win on management alone.

The break-even point is $2,341 a month: above that rent, 8.5% of rent costs more than $199.

That break-even assumes one property. Additional properties are $100 a month each rather than $199, so the comparison shifts with portfolio size: from 3 properties onward the flat fee is cheaper in Nevada even at today’s rents — $399 a month against $400 at 8.5%.

Three years, one tenancy, no rent increase

A three-year view is fairer than a twelve-month one, because placement is a one-time charge and management is not. At $1,568 a month in Nevada, held flat:

Model Three-year total What moves it
8.5% of rent + placement $5,974 Excludes the two lease renewals a local firm would also bill on top.
Ziprent $199 flat + $1,500 placement + 2 renewals $9,164 Fixed. Includes both $250 renewals.
ZipGuarantee $250 flat $9,000 Fixed. Placement and renewals already included.

Add-ons sit outside those figures. The ones that recur in Nevada are vacancy fee ($50-$100 per unit per month), inspection fee ($50-$150) and eviction fee ($200-$500+ plus court costs), and they are absent from a Ziprent bill.

The fees underneath the headline percentage

Ask any Nevada manager for their fee schedule and the percentage is line one of several. The rest of the schedule tends to read like this.

Fee What it costs here
Monthly management 8%–10% of collected rent
Tenant placement 50%-100% of one month’s rent (roughly $784-$1,568 at Nevada’s average); Carson City firms also quote a flat $500-$1,500
Lease renewal $100-$400 per lease renewal ($200-$500 in Las Vegas)
Maintenance markup 5%-15% of vendor cost on maintenance invoices
Also commonly charged vacancy fee ($50-$100 per unit per month); inspection fee ($50-$150); eviction fee ($200-$500+ plus court costs)

Against that list Ziprent bills management at $199 a month, $1,500 per signed lease and $250 per renewal. Setup, vacancy and maintenance markups do not appear. ZipGuarantee at $250 a month takes the placement and renewal lines off the invoice.

What Nevada requires of landlords

Nevada is one of the few states that caps the late fee itself: NRS 118A.210(4) bars a landlord from charging any late fee until at least three calendar days after rent is due, and limits it to 5 percent of the periodic rent. Managing rentals for an owner also takes more than a real estate license: the Nevada Real Estate Division issues a separate Property Manager Permit on Form 545, which requires a 24-hour pre-licensing course, a property manager state exam passed within the prior year, broker sponsorship and a $40 filing fee.

What to ask a Nevada manager before signing

  • Is the quoted 8.5% charged on rent collected or rent due, and do you bill in a vacant month?
  • Managers here commonly charge for vacancy fee ($50-$100 per unit per month), inspection fee ($50-$150) and eviction fee ($200-$500+ plus court costs) — which of those do you charge, when do they trigger, and are any capped?
  • Is maintenance coordination inside the monthly fee, or billed against the invoice?

Ziprent’s pricing in Nevada

Plan Price What it covers
Management $199 / month Rent collection, maintenance coordination, inspections, day-to-day handling of the tenancy.
Tenant placement $1,500 per lease Marketing, showings, screening, lease preparation. Charged only when a lease is signed.
Lease renewal $250 per renewal Re-screening and paperwork when a sitting tenant renews. Not charged on ZipGuarantee.
ZipGuarantee $250 / month Management plus unlimited tenant placement and lease renewals folded into the monthly fee.

All four lines are flat, and that is the trade. On a single Nevada property at today’s average rent a percentage manager bills less in year one; what a flat fee buys is a number that cannot follow the rent up, no markup on repairs, and a second property at $100 rather than another full fee.

Nevada property management fee questions

How much do property managers charge in Nevada?

Above $2,341 a month in rent, yes. Nevada average apartment rent is $1,568, so a typical rental there is below the break-even point.
