Florida Property Management Fees: What Managers Charge in 2026
What property management costs in Florida
Property managers in Florida quote 8%–12% of collected rent. On Florida’s average apartment rent of $1,989, 9% works out to $179 a month, or $2,148 a year before a single lease is signed.
The arithmetic on a Florida rental
| Percentage manager at 9% | Ziprent flat | |
|---|---|---|
| Monthly management | $179/mo | $199/mo |
| Twelve months of management | $2,148 | $2,388 |
| Tenant placement, one lease | $1,690 | $1,500 |
| Year one, one lease signed | $3,839 | $3,888 |
At Florida’s average apartment rent the two come out close to a wash in year one — within $49 of each other. The difference shows up in year two and beyond, when the percentage fee tracks every rent increase and $199 does not.
The break-even point is $2,211 a month: above that rent, 9% of rent costs more than $199.
That break-even assumes one property. Additional properties are $100 a month each rather than $199, so the comparison shifts with portfolio size: from 2 properties onward the flat fee is cheaper in Florida even at today’s rents — $299 a month against $358 at 9%.
Three years, one tenancy, no rent increase
Year one is the wrong window: it hides the fact that a percentage keeps compounding while a flat fee does not. Holding rent at $1,989 and assuming a single lease across three years, Florida looks like this.
| Model | Three-year total | What moves it |
|---|---|---|
| 9% of rent + placement | $8,135 | Excludes the two lease renewals a local firm would also bill on top. |
| Ziprent $199 flat + $1,500 placement + 2 renewals | $9,164 | Fixed. Includes both $250 renewals. |
| ZipGuarantee $250 flat | $9,000 | Fixed. Placement and renewals already included. |
That is before the extras. Florida owners most often report being billed for vacancy fee ($50-$100 per vacant unit), annual inspection fee ($100-$300) and eviction fee ($300-$1,000 plus court costs) on top of the percentage — none of which Ziprent charges.
The fees underneath the headline percentage
A percentage is what gets advertised. It is not what gets invoiced. These are the other line items an owner in Florida should expect to see.
| Fee | What it costs here |
|---|---|
| Monthly management | 8%–12% of collected rent |
| Tenant placement | 70%-100% of one month’s rent (roughly $1,392-$1,989 at Florida’s average rent); a full month is the common quote |
| Lease renewal | $150-$500 per lease renewal |
| Account setup | around $500 as a one-time onboarding charge |
| Maintenance markup | 10%-15% of the maintenance invoice |
| Also commonly charged | vacancy fee ($50-$100 per vacant unit); annual inspection fee ($100-$300); eviction fee ($300-$1,000 plus court costs) |
The standard Ziprent invoice has three possible lines: management at $199 a month, placement at $1,500 on a signed lease, and $250 if that tenant renews. Setup and vacancy are not charged and maintenance is passed through at cost. ZipGuarantee ($250 a month) includes placement and renewals instead.
What Florida requires of landlords
Florida preempts rent control outright: Fla. Stat. Sec. 125.0103(2) provides that a municipality, county, or other entity of local government ‘may not adopt or maintain in effect any law, ordinance, rule, or other measure that would have the effect of imposing controls on rents,’ leaving only affordable-housing land-use tools such as inclusionary ordinances under subsection (3). Managing rentals for an owner is licensed activity, because the definition of ‘broker’ in Fla. Stat. Sec. 475.01(1)(a) reaches anyone who for compensation rents, or negotiates the rental of, real property for another. Florida sets no dollar cap on security deposits, but Sec. 83.49 forbids commingling: a landlord must hold deposits and advance rent in a separate Florida account or post a surety bond, and must give written notice of intent to impose a claim within 30 days after the tenant vacates or forfeit the right to claim against the deposit.
What to ask a Florida manager before signing
- Is the quoted 9% charged on rent collected or rent due, and do you bill in a vacant month?
- Managers here commonly charge for vacancy fee ($50-$100 per vacant unit), annual inspection fee ($100-$300) and eviction fee ($300-$1,000 plus court costs) — which of those do you charge, when do they trigger, and are any capped?
- Do I see the vendor’s original invoice, or only your marked-up version?
Ziprent’s pricing in Florida
| Plan | Price | What it covers |
|---|---|---|
| Management | $199 / month | Rent collection, maintenance coordination, inspections, day-to-day handling of the tenancy. |
| Tenant placement | $1,500 per lease | Marketing, showings, screening, lease preparation. Charged only when a lease is signed. |
| Lease renewal | $250 per renewal | Re-screening and paperwork when a sitting tenant renews. Not charged on ZipGuarantee. |
| ZipGuarantee | $250 / month | Management plus unlimited tenant placement and lease renewals folded into the monthly fee. |
None of the four is a share of rent. That is the whole point: the number stays put while the rent moves. Run against the Florida average, ZipGuarantee costs $3,000 a year with placement and renewals inside it, where a 9% manager billing placement on top comes to about $3,839.
