Tenant Placement in Colorado Springs, Colorado

If you self-manage in Colorado Springs and only need the vacancy filled, this is that. Ziprent handles listing through lease signing for a flat $1,500, charged only when the lease is executed. It is the same team and the same written screening standard we apply to the properties we manage month to month.

COLORADO SPRINGS MEDIAN ASKING RENT

FLAT PLACEMENT FEE

OF ONE MONTH’S RENT

What placement costs in Colorado Springs

Worth being straight about the arithmetic here. Colorado Springs’s median asking rent is $1,359, so a flat $1,500 placement fee is more than one month of rent — a percentage-based competitor would charge less on a single lease. Flat pricing wins in this market only across a longer hold, where there is no renewal commission, or under ZipGuarantee at $250 a month, which folds unlimited placement and renewals into the monthly fee and is usually the better structure at this rent level.

Colorado screening: Income screening ceiling

In Colorado the first thing that binds at the application stage is income screening ceiling. Under C.R.S. 38-12-904, income may be verified only to confirm it reaches 200% of the annual cost of rent. For an applicant with a housing subsidy, the 200% test applies only to the tenant’s portion of rent, and the landlord may not look at a credit score at all unless federal law requires it.

The other one owners get wrong here is ptsr change for subsidized applicants: for an applicant seeking to rent with the assistance of a housing subsidy, a credit history report, credit score or adverse credit event is not required to be included in a portable tenant screening report. (HB25-1236, effective 1 January 2026).

Colorado Springs splits short-term rentals into owner-occupied and non-owner-occupied — and the second kind is squeezed

Colorado Springs runs one of the most zoning-driven short-term rental permit systems in the state. Under City Code 7.5.1702 a permit belongs to a specific owner and is not transferable, and 7.5.1704.F bars issuing a short-term rental permit for a property that does not have a Certificate of Occupancy. An owner-occupied short-term rental — owner in residence at least 185 days a year — is allowed in every residential zone.

A non-owner-occupied unit is not: since 26 December 2019 it has been shut out of single-family zones, limited to R-2 and multifamily districts, and required to sit 500 feet from another non-owner-occupied short-term rental in other districts. Listing limits stack on top: one in single-family zones, two in R-2, four in multifamily, and two condominium units per owner, with maximum occupancy governed by City Code 7.3.301.C.5(h). The permit costs $124.95 annually, is valid for one year, and there is no grace period — a non-owner-occupied owner who misses renewal can forfeit the permit outright. Liability insurance of at least $500,000 is required.

How a placement runs in Colorado Springs

Pricing to what has actually leased

We price against comparable units that have signed in the last ninety days, not against what is currently sitting unrented. A listing priced to an aspirational number does not fail loudly; it just sits, and every week it sits costs more than the pricing difference would have.

Showings on the applicant’s schedule

Prospective tenants book themselves in and view the property when they can get there, including evenings and weekends. Feedback comes back to you after every showing, including the ones that do not convert, because that is usually where the pricing signal is.

One written standard, applied in order

Credit, verified income, rental history and a background check on every adult applicant, measured against one written standard applied to everyone in the order applications arrive. That is both the fairer way to do it and the only position that is defensible if a decision is ever challenged.

Lease, deposit and a documented move-in

A lease drafted to the state statute rather than a generic template, the deposit collected and held to the statutory rules, and a dated move-in condition report with photographs so that whatever is argued about at the end, the condition at the start is not.

Colorado Springs tenant placement questions

How long should a Colorado Springs rental take to lease?

Price and condition drive it far more than season does. A Colorado Springs property priced to what has actually signed nearby and ready to show usually goes under application within a few weeks. At a $1,359 median, a month of avoidable vacancy costs more than most owners save by holding out for a higher number.

Can I use placement without monthly management?

Yes. It is a standalone product. Plenty of Colorado Springs owners self-manage day to day and bring us in only to fill a vacancy; others place once with us and move onto monthly management later.

With the reviews to back it up as well 😎

“Extremely well-organized, professional, and efficient!!! […] Ziprent was able to do this with ease and in a very straight-forward way. I believe the best part about this company is how it is structured with several teams handling different aspects of the management (i.e. onboarding, repairs, leasing, etc), which made the whole process seamless. That in addition to also being affordable with flat-rate pricing makes this property management company best-in-class.If you’re looking for a property manager, Ziprent comes highly recommended!”

“My experience with Ziprent has been very great! They have been very responsive and attentive to our requests and questions–and very kind through the whole process. My only feedback that I’m not sure is in their direct control, is that being able to work with a team that know your property would help–the ins and outs…”

Frequently Asked Questions

You got questions? We've got answers.

Our current average time is 14-21 days but depending on price and location it can be anywhere between 3-20 days in general.

Tenants will submit their request via their online account. Our platform will automatically send out bid requests from our extensive vendor network. We will surface the bid to you for your approval and then coordinate with the vendor and tenant to get the issue resolved.

To date we have done on-demand without any major issues. We carry an additional $50k in liability insurance to cover any damages, beyond your coverage, that may occur. Should a key go missing, we will have the locks rekeyed at our cost.

Depends on the location of the property. But at the very least, it needs to be free of clutter and trash, it needs to have been professionally cleaned or cleaned to that quality. Flooring and paint go a long way in making a rental feel refreshed.

We can usually schedule to come out to take photos, do a walk-through and take keys within 24-48 hours. We prefer to take photos when the property is completely empty and move-in ready and can generally get a listing online within 24-48 hours of taking photos.

IOur property management contract can be used for both tenant placement and property management. Our property management fee is tied together with rent collection, so if we aren’t collecting rent through our platform then we aren’t charging our property management fee.
