The length of an Oviedo lease decides whether the owner becomes a tax collector. Seminole County levies a 5% tourist development tax on accommodations rented for six months or less — and applies it to houses, condominiums, apartments and mobile homes, not just hotels. An owner in that position must register with the Seminole County Tax Collector, obtain a business tax receipt, and file a return with payment by the 20th of the month following collection.
File after the 21st and a 10% penalty applies for each delinquent month, capped at 50% with a $50 minimum, plus interest, and the 2.5% collection allowance (maximum $30) is forfeited. County business tax receipts expire 30 September, and a receipt not obtained or renewed within 150 days of the initial notice carries a $250 fine. A seven-month lease avoids the regime entirely.
Owners who bought in Oviedo before 2023 may still be following county-era paperwork that no longer exists. CS/HB 1417 created Fla. Stat. 83.425 effective 1 July 2023, preempting the regulation of residential tenancies, the landlord-tenant relationship and all other matters under Ch. 83 Part II to the state, and rendering existing local ordinances on those subjects null and void.
Seminole County and its cities cannot add notice periods, disclosure forms or source-of-income rules on top. The same bill reset the state notice regime: terminating a month-to-month tenancy now takes 30 days’ written notice before the end of the monthly period under Fla. Stat. 83.57, up from 15, and a fixed-term agreement’s non-renewal notice provision must fall between 30 and 60 days under Fla. Stat. 83.575.

Our current average time is 14-21 days but depending on price and location it can be anywhere between 3-20 days in general.
Tenants will submit their request via their online account. Our platform will automatically send out bid requests from our extensive vendor network. We will surface the bid to you for your approval and then coordinate with the vendor and tenant to get the issue resolved.
To date we have done on-demand without any major issues. We carry an additional $50k in liability insurance to cover any damages, beyond your coverage, that may occur. Should a key go missing, we will have the locks rekeyed at our cost.
Depends on the location of the property. But at the very least, it needs to be free of clutter and trash, it needs to have been professionally cleaned or cleaned to that quality. Flooring and paint go a long way in making a rental feel refreshed.
We can usually schedule to come out to take photos, do a walk-through and take keys within 24-48 hours. We prefer to take photos when the property is completely empty and move-in ready and can generally get a listing online within 24-48 hours of taking photos.
