If you own a Davie condominium or a unit in a multi-family building, Broward County’s Building Safety Inspection Program is the local rule most likely to interrupt a tenancy. Under Board of Rules and Appeals Policy 05-05, buildings must be recertified once they reach 30 years old — 25 years for condominiums and cooperatives three stories or taller within three miles of the coastline — and then again at ten-year intervals.
Once the Notice of Required Building Safety Inspection is issued, the owner has 90 days to furnish the structural and electrical reports. Fail to submit, or miss a repair deadline, and the structure “may be deemed to be unsafe and unfit for occupation,” with enforcement through a special magistrate or code enforcement board. One and two-family dwellings and buildings under 3,500 square feet are exempt.
Davie carries real flood-zone exposure, and Florida now regulates what an owner must say about it. Fla. Stat. 83.512, created by Ch. 2025-166 and reported as effective 1 October 2025, requires a landlord to give a written flood disclosure in a separate document at or before execution of any residential lease with a term of one year or longer.
The form covers whether the landlord knows of prior flooding, whether flood insurance claims were filed, whether FEMA assistance was received, and warns that renter’s insurance does not usually cover flood loss. If the landlord fails to disclose and the tenant then suffers flood damage exceeding 50% of the market value of their personal property, the tenant may terminate by written notice and surrender of possession within 30 days of the loss, and advance rent must be refunded.

Our current average time is 14-21 days but depending on price and location it can be anywhere between 3-20 days in general.
Tenants will submit their request via their online account. Our platform will automatically send out bid requests from our extensive vendor network. We will surface the bid to you for your approval and then coordinate with the vendor and tenant to get the issue resolved.
To date we have done on-demand without any major issues. We carry an additional $50k in liability insurance to cover any damages, beyond your coverage, that may occur. Should a key go missing, we will have the locks rekeyed at our cost.
Depends on the location of the property. But at the very least, it needs to be free of clutter and trash, it needs to have been professionally cleaned or cleaned to that quality. Flooring and paint go a long way in making a rental feel refreshed.
We can usually schedule to come out to take photos, do a walk-through and take keys within 24-48 hours. We prefer to take photos when the property is completely empty and move-in ready and can generally get a listing online within 24-48 hours of taking photos.
