Alabama Property Management Fees: What Managers Charge in 2026
What property management costs in Alabama
Property managers in Alabama quote 8%–12% of collected rent. On Alabama’s average apartment rent of $1,333, 10% works out to $133 a month, or $1,600 a year before a single lease is signed.
The arithmetic on an Alabama rental
| Percentage manager at 10% | Ziprent flat | |
|---|---|---|
| Monthly management | $133/mo | $199/mo |
| Twelve months of management | $1,600 | $2,388 |
| Tenant placement, one lease | $1,000 | $1,500 |
| Year one, one lease signed | $2,600 | $3,888 |
The honest read: at Alabama’s average apartment rent of $1,333, a 10% manager bills about $2,600 in year one against Ziprent’s $3,888. The percentage model is cheaper here on headline price. What the flat fee buys instead is a number that does not climb with rent, no markup on maintenance invoices, and a placement fee that is fixed rather than a share of a month’s rent. An Alabama rental only has to reach $1,990 a month for the flat fee to win on management alone.
The break-even point is $1,990 a month: above that rent, 10% of rent costs more than $199.
That break-even assumes one property. Additional properties are $100 a month each rather than $199, so the comparison shifts with portfolio size: from 3 properties onward the flat fee is cheaper in Alabama even at today’s rents — $399 a month against $400 at 10%.
Three years, one tenancy, no rent increase
A three-year view is fairer than a twelve-month one, because placement is a one-time charge and management is not. At $1,333 a month in Alabama, held flat:
| Model | Three-year total | What moves it |
|---|---|---|
| 10% of rent + placement | $5,799 | Excludes the two lease renewals a local firm would also bill on top. |
| Ziprent $199 flat + $1,500 placement + 2 renewals | $9,164 | Fixed. Includes both $250 renewals. |
| ZipGuarantee $250 flat | $9,000 | Fixed. Placement and renewals already included. |
Add-ons sit outside those figures. The ones that recur in Alabama are vacancy fee ($50-$200 per month), annual inspection fee (about $100 per inspection) and eviction fee ($200-$500 plus court costs), and they are absent from a Ziprent bill.
The fees underneath the headline percentage
Ask any Alabama manager for their fee schedule and the percentage is line one of several. The rest of the schedule tends to read like this.
| Fee | What it costs here |
|---|---|
| Monthly management | 8%–12% of collected rent |
| Tenant placement | 50%-100% of one month’s rent (roughly $667-$1,333 at Alabama’s average) |
| Lease renewal | 25%-75% of one month’s rent |
| Maintenance markup | 10%-15% markup on vendor repair invoices |
| Also commonly charged | vacancy fee ($50-$200 per month); annual inspection fee (about $100 per inspection); eviction fee ($200-$500 plus court costs) |
Against that list Ziprent bills management at $199 a month, $1,500 per signed lease and $250 per renewal. Setup, vacancy and maintenance markups do not appear. ZipGuarantee at $250 a month takes the placement and renewal lines off the invoice.
What Alabama requires of landlords
Ala. Code 34-27-30 makes it unlawful to ‘sell, exchange, purchase, rent, or lease real estate situated within the State of Alabama’ for another for compensation without a real estate license, so a company renting and leasing an owner’s property for a fee must hold an Alabama broker or salesperson license. Ala. Code 35-9A-201(a) bars a landlord from demanding security ‘in an amount in excess of one month’s periodic rent,’ with carve-outs only for pets, tenant-requested changes to the premises, and increased liability risks — which is why Alabama managers structure pet money as a separate deposit rather than folding it into the base deposit. Section 35-9A-201(b) then requires the itemized notice and any balance to be delivered 60 days after termination of the tenancy and delivery of possession, a longer window than most states allow.
What to ask an Alabama manager before signing
- Is the quoted 10% charged on rent collected or rent due, and do you bill in a vacant month?
- Managers here commonly charge for vacancy fee ($50-$200 per month), annual inspection fee (about $100 per inspection) and eviction fee ($200-$500 plus court costs) — which of those do you charge, when do they trigger, and are any capped?
- Is maintenance coordination inside the monthly fee, or billed against the invoice?
Ziprent’s pricing in Alabama
| Plan | Price | What it covers |
|---|---|---|
| Management | $199 / month | Rent collection, maintenance coordination, inspections, day-to-day handling of the tenancy. |
| Tenant placement | $1,500 per lease | Marketing, showings, screening, lease preparation. Charged only when a lease is signed. |
| Lease renewal | $250 per renewal | Re-screening and paperwork when a sitting tenant renews. Not charged on ZipGuarantee. |
| ZipGuarantee | $250 / month | Management plus unlimited tenant placement and lease renewals folded into the monthly fee. |
All four lines are flat, and that is the trade. On a single Alabama property at today’s average rent a percentage manager bills less in year one; what a flat fee buys is a number that cannot follow the rent up, no markup on repairs, and a second property at $100 rather than another full fee.
