Fort Collins has required every long-term rental to be registered since 1 January 2025

Fort Collins now requires most long-term rentals — homes rented for 30 days or more — to be registered annually with the City, a requirement that took effect on 1 January 2025. Owner-occupied units are exempt, as are properties in mobile home parks. The fee is $37 per property per year plus $10 for each additional unit on the same parcel, so a single house is $37, a four-unit building is $67, and five separate properties come to $185.

No inspection is required to register, but the property must still meet the City’s rental housing minimum standards, drawn from the International Property Maintenance Code — working heat and hot water, openable windows, safe electrical and mechanical systems and fire safety. Registration is required by City ordinance and the City states that fines are assessed for non-compliance, after multiple notices.

Ending a Colorado tenancy: 91 days if they have been there a year

Fort Collins owners regularly under-notice a termination. C.R.S. 13-40-107 sets the notice-to-quit period by the length of the tenancy, not by what the lease says is convenient: ninety-one days for a tenancy of one year or longer, twenty-eight days where the tenancy has run six months to a year, twenty-one days from one month to six months, three days for a week-to-month or at-will arrangement, and one day for anything under a week.

Serve short and the case is defective from the outset. Layer this on top of HB24-1098’s separate ninety-day for-cause notice for tenancies over twelve months, and a Campus West house rented to the same group for two academic years needs its non-renewal planned a full quarter ahead.

Do I have to register my Fort Collins rental?

Yes, if it is a long-term rental of 30 days or more and you do not live in it. Registration has been required since 1 January 2025 and costs $37 per property per year plus $10 for each additional unit on the parcel. How much notice do I have to give a Fort Collins tenant to move out?

Our current average time is 14-21 days but depending on price and location it can be anywhere between 3-20 days in general.

Tenants will submit their request via their online account. Our platform will automatically send out bid requests from our extensive vendor network. We will surface the bid to you for your approval and then coordinate with the vendor and tenant to get the issue resolved.

To date we have done on-demand without any major issues. We carry an additional $50k in liability insurance to cover any damages, beyond your coverage, that may occur. Should a key go missing, we will have the locks rekeyed at our cost.

Depends on the location of the property. But at the very least, it needs to be free of clutter and trash, it needs to have been professionally cleaned or cleaned to that quality. Flooring and paint go a long way in making a rental feel refreshed.

We can usually schedule to come out to take photos, do a walk-through and take keys within 24-48 hours. We prefer to take photos when the property is completely empty and move-in ready and can generally get a listing online within 24-48 hours of taking photos.

IOur property management contract can be used for both tenant placement and property management. Our property management fee is tied together with rent collection, so if we aren’t collecting rent through our platform then we aren’t charging our property management fee.
