Under N.C.G.S. 42-42.2, “A landlord shall not terminate a tenancy, fail to renew a tenancy, refuse to enter into a rental agreement, or otherwise retaliate in the rental of a dwelling based substantially on” the applicant’s status as a victim of domestic violence, sexual assault or stalking, or on having terminated a prior lease under G.S. 42-45.1. Acceptable documentation is law-enforcement, court or federal agency records; documentation from a domestic violence or sexual assault program; or documentation from a religious, medical or other professional.

The other one owners get wrong here is source of income: No statewide protection. North Carolina does not include source of income or voucher status among protected classes; refusing a Section 8 applicant is lawful under state law. (N.C. Fair Housing Act).

Burlington cannot license your rental — but a minimum-housing complaint can put it in front of a hearing officer

North Carolina removed the tool most cities elsewhere use on rental housing. Under N.C.G.S. 160D-1207(c), a local government may not require a permit or registration to lease residential property except for units with “more than four verified violations in a rolling 12-month period or two or more verified violations in a rolling 30-day period”; special rental-property fees may not exceed “$500.00 in any 12-month period in which the unit or property is found to have verified violations”; a registration violation may not be made a criminal offense; and an inspection may not be required as a condition of utility service.

What Burlington does have is the minimum-housing process in N.C.G.S. Chapter 160D, Article 12 — sections 160D-1201 to 160D-1208 — which lets a city repair, close or demolish a dwelling unfit for human habitation. It starts with a petition from a public authority or five residents, or the public officer’s own finding. The officer investigates, serves a complaint with 10 to 30 days’ notice of hearing, takes the owner’s answer and testimony, issues written findings, and orders repair, closure or demolition. That is the real enforcement risk for an older Burlington mill-street rental, and it moves faster than most absentee owners expect once the complaint is served.

Our current average time is 14-21 days but depending on price and location it can be anywhere between 3-20 days in general.

Tenants will submit their request via their online account. Our platform will automatically send out bid requests from our extensive vendor network. We will surface the bid to you for your approval and then coordinate with the vendor and tenant to get the issue resolved.

To date we have done on-demand without any major issues. We carry an additional $50k in liability insurance to cover any damages, beyond your coverage, that may occur. Should a key go missing, we will have the locks rekeyed at our cost.

Depends on the location of the property. But at the very least, it needs to be free of clutter and trash, it needs to have been professionally cleaned or cleaned to that quality. Flooring and paint go a long way in making a rental feel refreshed.

We can usually schedule to come out to take photos, do a walk-through and take keys within 24-48 hours. We prefer to take photos when the property is completely empty and move-in ready and can generally get a listing online within 24-48 hours of taking photos.

IOur property management contract can be used for both tenant placement and property management. Our property management fee is tied together with rent collection, so if we aren’t collecting rent through our platform then we aren’t charging our property management fee.
