San Jose Property Management Reviews

Ziprent Review by Tuan P.
One of the best property management firms we have worked with by far!!! (1000 times better!!!)

As most landlords can attest, it can usually be a nightmare working with Property management firms. We’ve worked with at least 5 property management firms and issues we have faced include having to deal with entitled, rude, unresponsive, and incompetent Property Managers. They are often pretty expensive as well!! The worst we have to deal with was Uplift Property Management/ Jenson Properties for our home in San Diego. (Please see my other reviews on Uplift Property Management for more details).

Ziprent reps were easy to work with, responsive, and always followed up on our inquiries and followed through quickly. They were able to find us a qualified tenant (and 5 applications and tons of walkthroughs) within A WEEK!! It took Uplift 2months +. Added bonus is that their fees are 1/4 of what other PM firms charge, and you are not required to sign a 1 year contract or any long term commitments with them!

Ziprent Review by Michelle W.
Ziprent helped me to rent my property for several years. I am very happy with the service. They charge nominal service fee yet provide very decent service. I do as much of the negotiation with the tenant on rent, repairs since I don’t pay that much fee. A full service PPT mgr charges 4x and still relies on Zillow to manage the PPT. Ziprent uses technology to automate, streamline its business with high efficiency. Whenever I call, I always get a person to answer the call and complete my requests as I add. Ziprent really listens and understands customer requests. Even though they are not perfect, they try to satisfy the customer to the maximum.

Ziprent Review by Mary T.
I have had a very positive experience with ZipRent. They helped me find high-quality tenants three times. Ziprent is very professional. They are the best property manager company I have ever worked with. They sent me daily reports, responsive, and addressed all my questions, and emails timely. I’m happy with their service, so I referred my friend to Ziprent and they found a great tenant for my friend within 3 weeks. Ziprent communicates very well. I will book with them again!

Sacramento Property Management Reviews

Ziprent Review by Berj L.
I would like to say the Ziprent property management co is the greatest property management co we came across. They are so professional, thorough, and courteous. They listen very carefully and try to resolve the matter in a very professional manner. I spoke to one of the leasing managers Shariza, she was so polite and professional and courteous to listen to my request and help us to give us solutions on how we can solve the problem. All their management team is excellent to work with. We have trusted them so much like you are in good hands. Keep it up.

Ziprent Review by
This is my first time utilizing an all automated/online property manager, but thus far, it’s been an incredible experience. I initially toured the property with the current tenants, who were able to give me a good idea and feel of the neighborhood, property management and their overall experience.

It seems like an odd idea, current tenants touring prospective tenants, but it’s actually invigorating and you get a good sense of what you’re getting yourself into.

From the moment of leaving the property and being immediately contacted by the leasing manager via text, to the application process being processed expeditiously, to the lease signing….it has been seamless! The customer service is unmatched.

Paying the deposit and rent online is quick and easy.

This has been a great experience and I would definitely recommend this company to others.

Ziprent Review by Andrew G.
At 57 years old, I have dealt with a lot of landlords and their property managers. Ziprent is without a doubt the most sophisticated, friendly and easy to access team with which I have ever had the pleasure to work. We are now into our 3rd year of renting the same home through ZipRent, so we have had plenty of experience with them.

I really appreciate that they have online processes for dealing with leasing documents, inspections, repairs and payments. They respond very quickly with repair requests…even though the contractors themselves aren’t always as quick to respond. They always follow up to be sure the work gets done and welcome feedback.

Despite never having met anyone from ZipRent in person, they make me feel like they know who I am and want me and my family to have a good experience as tenants.

Roseville Property Management Reviews

Ziprent Review by Teal B.
Ziprent was easy to work with from start to finish. Their technology made it easy to check on the status of our unit any time we wanted and the customer service team was always prompt to respond. We were renting our condo in the middle of a pandemic and a historic adjustment in the SF rental market and the Ziprent team still helped us find the right tenets for the unit. We looked at a number of different property management companies and Ziprent is in a league of their own when it comes to service, technology, convenience and price. We’re thankful we found them and would highly recommend them.

Ziprent Review by Monna H.
Ziprent staff is amazing! They are very professional and responsive. The staff responded to every question quickly and sent us emails of the conversations we had over the phone. The leasing process was quick and easy, everything was done online including the walkthrough. The lease is clear and easy to read. The walkthrough gives you the options for notes and pictures which is great! I really feel this company cares and I’m happy with them and will definitely refer all those who are looking for a place to rent!

Ziprent Review by Victor W.
We feel very lucky to have found Ziprent! This was our first rental property, and we spent a long time looking for property management services. When I discovered Ziprent and reached out, they could not have been more responsive and informative. That, combined with their very competitive pricing model and utilization of technology like their web portal made it an easy choice to go with Ziprent.

Once the process began, we were kept informed of every step, our unit rented out extremely quickly at the price we wanted, and the Ziprent team was supportive the entire time. It really was a fantastic experience and we’re thankful that we’ve partnered with Ziprent on this journey!

Oakland Property Management Reviews

Ziprent Review by Zak F.
Ziprent has been a phenomenal service. They are excellent in coordinating communications with tenants and have shown to be professional and diplomatic with both parties. When working through disagreements, repairs or other challenges, they truly work to ensure customer satisfaction for both landlords and tenants.

Before using Ziprent I was doing things on my own and at times I regretted the stresses that came with being a landlord. But now seeing how much time Ziprent saves me for marketing, tenant placement, showings, managing communications and repairs and managing payments… it’s a no brainer! I’ll never go back.

Ziprent Review by Eric D.
Ziprent makes it easy and does a very thorough job in screening tenants. They manage a house for me while I live out of the country. They have done a great job so far and their fees are very reasonable. When my other rental houses come time to find new tenants, I will be switching to Ziprent.

Ziprent Review by Christina A.
This was a very organized and step by step instruction to do a self tour for a possible property I am interested in. Everything was communicated via email and text message. I truly thoroughly enjoyed the process, time management and application process. HIGH RECOMMEND FOR FUTURE TENANTS AND HOME BUYERS ✅

Pasadena Property Management Reviews

Ziprent Review by Christine R.
Worked with Ziprent on a new rental that was a pretty quick turnaround, and everyone I spoke to either by email or phone was friendly, prompt, and exceedingly helpful. Even when we had some snafus (no one’s fault!), Ziprent was great. Would recommend!

Ziprent Review by Vi N.
Ziprent managed to lease my house in 2 weeks. I have had updates on what’s going on with my house at every turn and also in a weekly basis. I’m pleased with the transparent process the company provides.

Ziprent Review by Erick S.
Smooth experience working with Ziprent from scheduling a viewing all the way to move-in. I was hesitant at first since they seemed to be one of those rental companies you don’t speak to a person at all at any point, but they were communicative and clear throughout the entire process. On move-in day our lockbox code for the key wasn’t working, I called and was able to get an actual human on the phone immediately. She was super sweet and promptly texted me a new code that worked. Post move in- we had a couple of questions regarding gates, remotes, little things here and there- and we also got a swift email response, even on a Sunday. Good experience all around.

San Diego County Property Tax: Guide for Homeowners in 2024

Ah, San Diego! Sun, surf, and… property taxes.

Yup, with those California dreamin’ property values, property tax rates can be a real bummer.

The good news? Understanding how property taxes work in the County of San Diego will save you a lot of headaches.

Let’s get you up to speed.

San Diego County Property Tax Rate in 2024

The standard property tax rate for California is 1%. When you add San Diego’s averaged voter-approved bonds, the property tax rate across all 18 San Diego County cities averages 1.13%.

Wondering what the exact tax rate is for each city? Here’s a look:

How Do Property Taxes Work?

Think of property taxes as a membership fee for living in your San Diego neighborhood. They help pay for essential services like schools, parks, and roads. The higher your property’s value, the more you “chip in” for the community.

The County Assessor determines your property’s value, but there’s a catch! There’s a difference between market value (what you could sell for) and assessed value (what the County uses for taxes).

That’s where Proposition 13 comes in. This Californian state law prevents your assessed value (and your property taxes) from skyrocketing. It limits increases to 2% annually unless you make major changes or sell.

Besides California’s base tax rate of 1%, you might have extra taxes, like voter-approved bonds or special assessments.

What does that mean? The effective property tax rate—the actual rate homeowners pay—could be a bit higher. It depends on where you live in San Diego County, but this is why San Diego’s tax rate averages at 1.13%.

Learn more: is a rental property tax deductible?

How Are Property Taxes Calculated in San Diego County?

Here’s how the San Diego County Assessor’s office determines how much property tax you owe:

  • If you just bought your home, your assessed value is basically the same as your purchase price.
  • If you’ve owned your home for more than a year, your assessed value is adjusted annually based on inflation. They also factor in any major changes you’ve made to your property, like adding a sparkling new pool or building that dream extension.

Now, here’s where things get interesting. Remember those “extra taxes” we mentioned just a moment ago? They can significantly impact your final tax bill.

  • School bonds: Did your local school district pass a bond to build a new gym or upgraded science labs? That cost gets passed on to property owners as a supplemental tax.
  • Mello-Roos: If you live in a newer development, you might be paying Mello-Roos taxes. These are special taxes used to fund infrastructure improvements, like roads, sewers, and parks.
  • Other assessments: There might be other special assessments for things like fire protection, library services, or, you know, the important stuff, mosquito control.

Okay, so, say your property’s assessed value is $500,000. A possible property tax bill might look something like this:

  • Tax on net value: $500,000 x 0.01= $5,000
  • Voter-approved bonds (0.13%): $500,000 x 0.0015 = $750
  • Fixed charge special assessments (may include Mello-Roos): $500

Voilà! Your property tax bill would be: $5,000 + $750 + $500 = $6,250

Let’s break the above example down step-by-step:

1. Owner and property details:

  • Current owner: This section proudly displays your name (you fancy homeowner, you!) and the address of your humble abode.
  • Parcel power: You’ll also find your parcel number. Keep it handy in case you need to contact the tax collector or show off your property’s unique ID.

2. Assessment summary:

  • Valuing your home: This section reveals the assessed value of your property, broken down into two parts:
    • Land: The value of the dirt beneath your feet.
    • Improvements: The value of all the cool stuff you’ve added.
  • Exemption action: If you’ve snagged any exemptions (like the homeowner’s exemption), they’ll be deducted here to calculate your net taxable value. (Less taxable value = more money in your pocket!)

3. Your tax distribution:

  • The base rate: Remember that 1% we talked about earlier? Here it is in all its glory!
  • Extra charges: This is where voter-approved taxes and special assessments come into play. You’ll see a full breakdown of all those extra charges, so you know exactly where your money is going.

4. Total tax amount:

  • The big reveal: This is the moment of truth—the grand total you owe for the year.

When Are Property Taxes Due in San Diego?

San Diego County operates on a two-installment system for property taxes.

  • The first Installment is due on November 1st and covers the first half of the fiscal year (July 1st to December 31st).
  • The second installment is due on February 1st and covers the second half of the fiscal year (January 1st to June 30th).

Here’s what happens if you’re late:

  • Penalties: A 10% penalty gets added to any overdue amount. Ouch!
  • Interest Charges: On top of the penalty, you’ll also be charged interest on the unpaid balance.
  • Tax Liens: If you ignore those tax bills for too long, the County can put a lien on your property. This means they can eventually seize your home to pay off those taxes.

How to Make a Property Tax Payment

Let’s talk about the fun part: paying them… Here’s how:

  • Website: Head over to SDTTC.com and follow the easy-peasy instructions. You can pay with a credit card, debit card, or even an e-check. (Just be aware that there is a convenience fee for using a card.)
  • Snail Mail: If you prefer the feel of a stamp and envelope, you can mail in your payment. Just make sure to send it to the address on your tax bill and allow plenty of time for it to arrive before the deadline.
  • Face-to-Face: Prefer to pay in person? No problem! You can visit the San Diego County Treasurer-Tax Collection office at the County Administration Center or any of their branch locations.

San Diego County Property Tax Exemptions

Ready for some good news? You might be eligible for some sweet property tax exemptions or reductions.

Here are a few exemptions you might want to check out:

  • Homeowners’ Exemption: This is a classic! If your San Diego property is your primary residence (meaning you live there), you can snag a nice little exemption that reduces your taxable value.
  • Senior Exemption: If you’re 55 or older and meet certain income requirements, you might qualify for a senior exemption.
  • Disabled Veterans Exemption: Disabled veterans can also qualify for property tax exemptions, depending on their level of disability.

Bonus Round!

There might also be temporary exemptions available, like those for disaster and calamity relief. So, if your home was damaged by a wildfire or other disaster, check with the County Assessor’s office to see if you qualify for any special exemptions.

FAQs

Does property tax increase every year in San Diego?

Yep, they sure can. But don’t worry, Proposition 13 keeps those increases in check. Your assessed value (and your property taxes) can only go up by a maximum of 2% each year unless you make major changes to your property or sell it.

Do San Diego property taxes go down?

Yes, they can. While it’s not common, your property taxes can decrease if your assessed value goes down. This might happen if the real estate market takes a dip or if you successfully appeal your assessment.

How much is property tax on a $500,000 house in San Diego County?

That depends. The base tax rate is 1%, so that’s $5,000 right there. But you’ll also need to factor in any extra taxes or assessments in your area. Your total tax bill will likely fall between $5,500 to $7,000. However, if you qualify for exemptions, the total will be less.

What happens if you don’t pay your property tax?

Late payments mean additional penalties, interest charges, and even the possibility of a tax lien on your property. If you’re struggling, contact the San Diego County Treasurer-Tax Collector’s office. Here’s their email: taxman@sdcounty.ca.gov. They help taxpayers sort out their unpaid property taxes through payment plans.

Riverside Property Management Reviews

Ziprent Review by Mark B.
I have been using Ziprent for years and they are extremely responsive and super easy to work with. Prices are very reasonable for the services offered compared to alternative management companies in the market. You will not be disappointed in working with them.

Ziprent Review by Betsy D.
We have just leased a home that is managed by Ziprent near Corona, CA. The experience was seamless! The leasing team was responsive both by phone and email, and all of our questions were answered in a remarkably timely fashion. The actual lease signing was simple, handled through a very user- friendly portal. Once the lease was signed we immediately received a move-in information email, with info on all of the utilities, where the keys and mailbox were located…right down to the trash pickup schedule. Any questions we had for the property owner were addressed immediately and we were never left hanging. Since we are moving from out of state, we couldn’t have been more reassured or assisted and I can trust that the level of service we have received so far will be represented by the property management team after we move in. I cannot recommend them more highly!!

Ziprent Review by Darlene M.
Our experience with Ziprent was amazing! Ziprent helped me place a tenant fast. Their communication was awesome.

I had less than 2 months to rent my house out as I had just landed a great job in Phoenix, AZ. We couldn’t finance a new home in AZ unless we rented the house in CA. We were majorly stressed out! But because of Ziprent’s timely communication with us and their ability to stay on top of everything, they made this entire process a breeze for us. They are very professional and they really know their stuff..

I’m so thankful that we went through them. Instead of us being stuck with a property management company who only did a half-hearted job, we were lucky to find Ziprent.

Great management company responded for queries in a timely manor. Great communication. The people working there all are very polite and professional. All my interactions with them have been great.

Ziprent Review by Chao X.
It’s my second time using Ziprent for tenant placement. I was out of the country when my previous tenants told me that they would be moving out. Ziprent made it very simple for me to manage it remotely and scheduled the photography and showings smoothly and stress-free. Ziprent even recommended changes in rent based on the activity seen and eventually I was able to find a tenant within 2 weeks. Communication was a breeze. Highly pleased by their service.

Ziprent Review by Sediga S.
