Catalina Foothills is an unincorporated census-designated place, not an incorporated municipality. There is no Foothills mayor, no council, no town clerk and no municipal rental license, because there is no town.
Land use is governed by the Pima County Zoning Code, Title 18 of the Pima County Code, whose § 18.01.030 provides that all property except that covered by statutory exemptions “shall be hereby governed according to the type of zone in which the same is located, as shown on the zoning maps adopted and made part hereof.” Pima County’s business-license title, Title 5, contains no vacation-rental chapter that we could locate — 5.04 cable communications, 5.08 pawnbrokers and secondhand dealers, 5.09 scrap metal dealers — and no vacation-rental license chapter, even though A.R.S. 11-269.17 would let a county board of supervisors adopt one with a permit fee capped at actual cost or $250. Practical effect: your compliance runs through Pima County Development Services and the Pima County Assessor, not a city.
Foothills owners tend to be hands-on: pool service, landscape crews, a contractor pricing a re-roof, an agent showing a house that is quietly for sale. A.R.S. 33-1343 sets the limits. Except in an emergency, or where giving notice is impracticable, the landlord must give the tenant at least two days’ notice of the intent to enter, and may enter only at reasonable times.
A tenant may not unreasonably withhold consent for inspections, repairs, improvements, agreed services, or showings to prospective buyers, tenants, workmen or contractors — and where the tenant has requested maintenance, that request itself counts as permission to enter for that purpose, with no separate notice needed. Beyond those routes, the statute is blunt: the landlord “has no other right of access except by court order,” and may not abuse the right of access to harass the tenant.

Our current average time is 14-21 days but depending on price and location it can be anywhere between 3-20 days in general.
Tenants will submit their request via their online account. Our platform will automatically send out bid requests from our extensive vendor network. We will surface the bid to you for your approval and then coordinate with the vendor and tenant to get the issue resolved.
To date we have done on-demand without any major issues. We carry an additional $50k in liability insurance to cover any damages, beyond your coverage, that may occur. Should a key go missing, we will have the locks rekeyed at our cost.
Depends on the location of the property. But at the very least, it needs to be free of clutter and trash, it needs to have been professionally cleaned or cleaned to that quality. Flooring and paint go a long way in making a rental feel refreshed.
We can usually schedule to come out to take photos, do a walk-through and take keys within 24-48 hours. We prefer to take photos when the property is completely empty and move-in ready and can generally get a listing online within 24-48 hours of taking photos.
IOur property management contract can be used for both tenant placement and property management. Our property management fee is tied together with rent collection, so if we aren’t collecting rent through our platform then we aren’t charging our property management fee.
