If you bought here expecting to run a vacation rental, read Municipal Code Chapter 5.96 before you do anything else. Sections 5.96.035(B) and (C), added by Ordinance 859 in 2022, stopped the issue of new short-term vacation rental permits other than for properties inside a common interest development whose CC&Rs permit them, and for home sharing — and terminated the existing permits on 1 January 2023.

That is why country club communities such as Desert Princess and Cathedral Canyon behave differently from the Cove and Panorama: the exception is written around the CC&R, and the application under 5.96.040(N) requires a letter from the association confirming its CC&Rs do not prohibit short-term rentals. Where an STVR is still lawful, section 5.96.050(O) imposes a four-day, three-night minimum stay and 5.96.050(J) requires a monthly transient occupancy tax return under Chapter 3.24 even in a month with no bookings. Section 5.96.070(B)(5) fines hosting platforms not less than $1,000 per violation per day.

In the 180 days after a repair complaint, a Cathedral City rent increase is presumed retaliation

Civil Code section 1942.5 is the trap that catches owners who react to a difficult tenant rather than to a calendar. For 180 days after a tenant gives a repair notice under section 1942, reports suspected bed bugs, complains about habitability, complains to a public agency, or takes part in a proceeding about the condition of the property — running from the latest of those dates — you may not recover possession, cause the tenant to quit involuntarily, increase rent or reduce services.

Where the conduct involves fraud, oppression or malice the statute allows punitive damages of $100 to $2,000 for each retaliatory act on top of actual damages, plus attorney fees to the prevailing party where either side asks. A tenant may raise the protection once in any twelve-month period. Cathedral City is in Riverside County, so a covered AB 1482 increase is capped at 8.1% between 1 August 2026 and 31 July 2027 — but the timing matters as much as the number.

Our current average time is 14-21 days but depending on price and location it can be anywhere between 3-20 days in general.

Tenants will submit their request via their online account. Our platform will automatically send out bid requests from our extensive vendor network. We will surface the bid to you for your approval and then coordinate with the vendor and tenant to get the issue resolved.

To date we have done on-demand without any major issues. We carry an additional $50k in liability insurance to cover any damages, beyond your coverage, that may occur. Should a key go missing, we will have the locks rekeyed at our cost.

Depends on the location of the property. But at the very least, it needs to be free of clutter and trash, it needs to have been professionally cleaned or cleaned to that quality. Flooring and paint go a long way in making a rental feel refreshed.

We can usually schedule to come out to take photos, do a walk-through and take keys within 24-48 hours. We prefer to take photos when the property is completely empty and move-in ready and can generally get a listing online within 24-48 hours of taking photos.

IOur property management contract can be used for both tenant placement and property management. Our property management fee is tied together with rent collection, so if we aren’t collecting rent through our platform then we aren’t charging our property management fee.
